26th July 2010 - A faltering sales market?
Data released today by property data research firm Hometrack shows that UK house prices fell by 0.1% last month which is the first fall in 15 months. The reasons for this seem to be that pent-up demand from buyers who had held back during the downturn has now been absorbed and there has been an increase in supply again due to vendors looking to achieve better prices than in 2008-9. This combined with a fall in consumer sentiment post the Budget and proposed austerity measures and this weakness in prices does look set continue.
This does give us in the lettings market cause for hope however. We feel that as people hold off from making the huge capital commitment of buying a property they will continue to rent. Factoring in a reduction in supply as those who rented their properties when the sales market stagnated over the last couple of years look to sell should mean that rental levels remain healthy.
